Never Give up Hope

OK...so I posted the previous blog just a couple hours to soon.

So here's what has happened since that posting...I called my banker and told him everything that was going on and he told me to have Ms. E daughter give him a call because he has a number of programs that might fit her needs.

So I called and gave the number to Ms. E daughter and told her that my banker may be able to help.

So once again, I need to learn never to give up hope. If there is a will there is a way and all the other cliche's that you can think of.

Geez I feel like this is one drama after another. Not sure my heart can take much more...LOL.

Plans don't always go as Planned

It's true, when you plan something there is always a chance that it will go wrong.

Lets take my plan to sell my house to Ms.E's daughter. Well, it didn't work out....for what ever the reason it didn't workout.

So now I have to put the house on the market and hope to God that it sells quickly. The thought of two mortgage payments really scare the crap out of me. So here I am stuck between a rock and a hard place.

Now I have two option in a disaster like this...I can stress and mope and cry myself to craziness or I can pick up the cards that are dealt to me and play them out. So I'm still in the game and I picked up my cards and looked at them **cringe***...didn't say it was easy.

So after hearing the bad news and hunging up I called a realtor and him I need a quick sell and would like to make XXX amount but if that's not possible I need to at least brake even.  I just don't want to owe anything .

Good News! This is a prime selling season so I may have a good chance to get my house sold...at least better than in winter.

Now here comes the hard part....I have to get my house ready to put on the market and believe me I have a list that is a mile long and I need to get it all done by next week. OK maybe not all of it but there are things that need to get finished.

So, I'm going to be calling as many people as I can to help me with stuff. Not sure if anyone will help but its worth a shot. I will also be working every night this week just to get some stuff done and moved out.

Anyway I don't have much of a choice now...I have to sell!

My last option would be to rent.....I really really really don't want to do that! So we will see what the future brings.

FOUND A HOUSE!!!!

Believe it or not...I found the house.

Its been a long hunt and I have looked at every house that has been posted on Mibor, Realtor and Trulia more than once. For a moment I thought I would actually have to settle but if you know me I'm not someone how settles on anything.

Anyway, the house is new construction and it's perfect. Here was my wish list for a house.

3 bedroom (split floor plan)
2 bath
Open floor concept
between 1600-2000 sq ft
.3 acres (give or take a little)
Nice kitchen
large master bedroom (about 15X15)
master bath were the toilet is out of sight from the soaking tube
Large Walk in closet
Den/Office
Fireplace
All brick
And all within a certain price range.

Can you believe I found it? Everything I wanted all wrapped up in a price I can afford.




Here are the bonus's of the purchase

1) They are giving 10K in upgrade options (its paying for my brick wrap)
2) All free stainless appliances sans the washer and dryer.
3) If I go with one of their bank they will pay $3000 in closing cost

Part of the fun is that I will be able to pick out all the stuff to make the home feel like home.However if I did everything I wanted to the house it would be way over my budget so I am gritting my teeth and going to get most of the standard options that come with the house.

There are a few things that I am changing/adding that seem worth the cost. Mainly because to add these items later would probably cost more than just adding them at the begining...plus the added headache seems worth the money.

1) I'm going with the alternative kitchen plan. The sink is at an angle and the counter will wrap around to create a snack bar. Where you can add two bar stools
2) Adding a fireplace:)
3) Adding 9' ceilings
4) adding some additional electrical throughout the house

Everything else will be the standard and I can replace as I go along. The hard part will be going into the design studio and seeing what I could have versus what I can afford. I just have to keep the bottom dollar in mind when I go there.

So today I will call the sales person back and find out what process I need to start to get this thing going. Oh and I need call the buyer for my house and see if we can start the closing process.

House Hunting...More

No one told me house hunting would be this stupid emotional roller coaster.

I've been looking for a couple of months, have viewed about 15-20 homes and of course I fell in love with this one home. Beautiful homes. It was a foreclosure and had some problems but I thought I would take a look anyway.

I fell in love with the home the minute I walked into it. I really didn't think I would ever fall in love with any house. Everyone kept telling me that you will know the house when you walk in and I found it.

I placed my offer in and waited. I really did get my hopes up on this one and of course the realtor called me Friday and told me the bank excepted a higher offer.

I seriously cryed when I got the news. I was devastated, I REALLY REALLY wanted this house.

So now I'm back to looking but every house I look at is stupid. I can't get my mind off of the house I love and all the houses I look at look so cheap. Which mean I will have to do major renovation to get the house they way I want it. And to be honest I don't want to purchase a house at the price the house is worth and have to dump 20 or 30K in it to make it feel like home. Then I would have a house that I would be upside down in.

I'm stressing over this because I'm expecting to sell my house next month and I don't want to settle on a home. I want to find a home that I LOVE, that I walk into and just know it will be home.

So after my pity party from losing the one house I have decided on a new plan of action. If I don't find that "ONE PERFECT" home then I will just look for an apartment. I didn't want to move twice but if moving twice means I find that perfect home for me than so be it.

It removes the stress of having to find a new homes and I can enjoy the process of house hunting instead of have a small timeline to find "The One".

I found a nice apartment that has a bedroom and a den/study and 2 baths and at a good price for an apartment. The question will be if they will have this apartment available when I'm ready for it but its no big deal. This will also allow me to save more money for a bigger down payment or put it away into the rainy day fund.

So when I do end up finding the right house I will not only have a good down payment but I will also have money in my rainy day fund.

In the end I have a plan A and a plan B,
        Plan A: Find the Perfect house for me
        Plan B: Find an apartment until I can find the Perfect house

Also if for some reason I don't sell my house I wont be in a bind of having two mortgages.

OK, back to my DVR and all the shows that I missed this week.
